Polished Concrete vs. Epoxy: How to Pick the Right Floor for Your Facility
We get this question almost every week.
"Should we polish the concrete, or coat it?"
And almost every week, somebody has already been told the answer is "polished, because it's cheaper."
Sometimes that's right. Sometimes it's the most expensive advice they'll ever take.
The honest answer depends on one thing more than anything else: what hits your floor.
We install both, so we have no reason to steer you. Here are the six factors we actually use to decide, plus a checklist at the end.
First, what each one actually is
Polished concrete is not a coating. We grind the slab itself through progressively finer diamond tooling, harden it with a chemical densifier, and polish it to the sheen you want. There's no film on top. The floor is the slab.
Epoxy is a coating. It's a resin system bonded to the slab, ranging from a thin film to a troweled mortar a quarter inch thick or more.

Factor 1: What spills on the floor
Polished concrete is densified concrete. Hard. Dense. Tough. Still concrete. Acids etch it. Not just battery acid, either. Soda, citrus juice, and some cleaning products will dull a polished surface. Oils and hydraulic fluid stain it if they sit. A densifier and a guard or sealer slow that down. They don't make the floor chemical resistant.
That's why maintenance hangars, where hydraulic fluid and fuel hit the floor, almost always get a coating instead. Our hangar floor guide explains why.
An epoxy system is a continuous barrier between your chemicals and your concrete. Chosen correctly, it shrugs off exposures that would ruin a polished floor in a week.
The rule: if your floor sees battery acid, food acids, solvents, or regular chemical spills, polished concrete is the wrong spec. Full stop.
Factor 2: Water, washdown, and sanitation
Here's where people get into trouble. Polished concrete is not seamless. Joints and cracks stay open. There's no integral cove base where floor meets wall. And hot washdown causes thermal shock damage.
So for food processing wet areas, CIP rooms, and pharmaceutical washdown spaces, polished concrete is an incorrect specification. Those rooms need an impervious, seamless resinous system. (We cover what FDA and USDA actually require in our guide to food plant flooring.)
That doesn't mean polished concrete has no place in the food supply chain. At Stanpac in Brenham, an ice cream packaging manufacturer, we polished 14,898 square feet of walkways and equipment areas. Dry manufacturing. Heavy traffic. Exactly the right room for it. We finished it with 6" line striping, rodent striping, and 4" surround striping, all laid right onto the polished surface.
Factor 3: The slab you actually have
This is the factor nobody mentions in the sales pitch.
Polished concrete doesn't hide your slab. It showcases it.
Cracks, patches, old adhesive shadows, curing marks, uneven aggregate. Polishing makes all of it more visible, not less.
Stanpac's concrete was old and worn. To pull it together visually, and to match the polished standard at their Canadian headquarters, we applied a black stain after grinding. It worked beautifully. It also took a deliberate design decision to get there.
A coating, by contrast, can resurface a rough, patched, or damaged slab into a uniform finish.
Pro tip: on an existing slab, ask for a test area before you commit to a polished spec. Ten minutes of looking at a real sample beats a year of looking at a surprise.
Factor 4: Moisture (polished concrete wins this one easily)
Remember, polished concrete has no film on top. No film means nothing to blister. Nothing to delaminate. Moisture vapor moves up through the slab and out, the way it always has.
That's a real advantage. Epoxy on a wet slab needs testing and often an expensive mitigation system first. (We wrote a full guide to moisture testing before you coat.) On a damp slab with a tight schedule, polishing can sidestep that cost entirely.
Factor 5: Slip resistance (more nuanced than either side admits)
You'll hear two opposite claims about polished concrete. Both have some truth.
Claim one: it's slip resistant. Research published through the American Society of Concrete Contractors measured wet dynamic coefficient of friction on polished concrete above the 0.42 threshold commonly used for level interior floors.
Claim two: it's slippery when wet. Safety consultants push back hard on that research, and real-world results depend on gloss level, maintenance, and what's on the floor.
Here's what we tell clients:
Industrial floors use lower gloss, and lower gloss is grippier. You don't need a mirror in a warehouse.
Contamination is the real enemy. Oil, dust, and water change everything, on any floor.
If a floor is wet all day, texture you can control wins. With a resinous system we broadcast aggregate to dial in exactly the grip each area needs.
Factor 6: Cost over ten years, not day one
Polished concrete generally costs less to install than a multi-coat resinous system. Maintenance is simple: no waxing, no stripping, just an auto-scrubber and a neutral cleaner. (That's one reason we added IPC floor scrubbers to our lineup.) In dry traffic, it's one of the lowest life-cycle-cost floors you can buy.
Epoxy costs more up front. Topcoats wear in heavy traffic lanes and eventually need a recoat.
But here's the catch.
Polished concrete in a chemical room isn't cheap. It's a floor you'll pay for twice. Life-cycle cost only favors polished concrete when the room suits it.
The best answer is often both
Most large facilities shouldn't pick one floor. They should pick the right floor per room.
Polished concrete in warehouse aisles, distribution space, and dry manufacturing. We did 35,750 square feet of it for JONDO's manufacturing facility in Dallas.
Resinous coatings in battery charging rooms, wash bays, labs, break rooms, and anywhere food or chemicals show up.

Your decision checklist
Does the floor see acids, solvents, food acids, or regular chemical spills? Coating.
Is there hot washdown, CIP, or a sanitation requirement for a seamless floor with cove base? Coating.
Is the slab badly cracked, patched, or damaged, and appearance matters? Coating, or polished with a test area and a plan like staining.
Is the slab damp, with no time or budget for moisture mitigation? Polished concrete has the edge.
Is it dry, heavy traffic in a warehouse, distribution center, or dry manufacturing space? Polished concrete is usually your best value.
Is the floor wet much of the day? Coating with broadcast texture.
Frequently asked questions
How long does a polished concrete floor last?
Professionally installed and properly maintained, a polish and seal floor can last 10 to 20 years or more. Traffic and maintenance habits drive the range.
What's the difference between grind and seal and polished concrete?
Grind and seal refines the surface and applies a topical sealer. Polished concrete goes further, refining the slab through finer diamond steps with a densifier for a harder, more reflective surface. Topical sealers are sacrificial and need periodic reapplication. We offer grind and seal, standard polish, and dyed and polished options.
Can you polish a floor that has an old coating on it?
Yes, after the coating is fully removed. Expect some residue or adhesive shadows to show through in the finish, which is exactly why a test area matters.
Can you add striping and markings to polished concrete?
Yes. At Stanpac we installed 6" line striping, 4" surround striping, rodent striping, and a marked equipment square on the polished floor.
Is polished concrete dusty?
A densified surface reduces dusting compared to bare concrete. During installation, grinding with proper dust collection helps control silica dust.
